Position Title: Assistant Maintenance Director

Position Type: Full-Time position. Days and hours of work at Monday through Friday 8:00am – 4:00pm and 1 weekend every 2 months. Will be scheduled based on the operation need.
Hours per Week: 37.5
Classification: Exempt
General Purpose: Assist Maintenance Director in responsibilities for providing oversight, direction, and maintenance of Twin Lake Community, including major maintenance service/repair projects, equipment, facilities and renovations of campus.
Essential Duties and Responsibilities:

- Plans, coordinates, and supervises the maintenance and operation of the campus facilities, renovation, service/repair projects and equipment.
- Understands methods and procedures of work, supply, inventory controls, solving operational problems, and conflict.
- Determines by inspection and/or overview of reports and requests, the needs for building maintenance and repair.
- Understands building blueprint layout to plan systematic repair and preventative maintenance.
- Estimates cost of jobs and indicate priority of work to be done and check initial cost estimates with actual cost when work is completed.
- Interviews and recommends employment and assignment of department personnel.
- Supervises, reviews, coaches and evaluates work of maintenance staff.
- Prepares departmental budget, approves requisitions, and recommends maintenance and construction material to be purchased.
- Inspects for and recommends removal of fire, safety, and health hazards.
- Supervises maintenance scheduler and administrate Worxhub scheduling program to ensure maintenance department is well organized and coordinated.
- Assigns special duties as necessary, devises and conducts in-service training programs, ensures compliance with building codes, and safety requirements.
- Maintains records of inspections to ensure facility systems meet code and regulation standards.
- Possess the ability to make independent decisions when circumstances warrant it using good judgement and ethical conduct.
- Able to perform job duties and work independently with frequent interruptions.
- Able to read, write and speak English in a cogent and professional manner.
- Able to organize, prioritize, and manage time, multiple tasks and projects.
- Capable of concentrating with large volumes of work and handle pressure.
- Possess the ability to maintain reliable on-site attendance.
- Able to work mandatory work days and mandatory OT as needed.
- Able to meet the physical demands and working environment of the position.

Supervisory Responsibility
This position manages all employees of the department and is responsible for the performance management and hiring of the employees within that department.
Essential Knowledge:
- Employee must have knowledge of equipment, facilities, materials, methods, and procedures used in maintenance, construction and repair.
- Employee must have knowledge of building codes, fire codes, safety codes, health codes and regulations relating to facility maintenance/construction.
- Employee must also have knowledge of heating/air ventilation systems, boiler/chiller systems, generators, carpentry, plumbing, electrical, computer automated drawings, blueprints, Microsoft office applications, fire prevention systems, and telephone systems.
- Employee must be able to supervise employees and communicate in writing and orally to establish an effective working relationship with employees, supervisor, and TLC residents.
Education, Knowledge, and Skill Requirements:
- Employee must have a minimum of a high school diploma or GED equivalent, supplemented by college level courses in maintenance systems
- Must have 4-6 years of experience in maintenance or a related field.
- College degree is preferred,
- Supervisory experience is required.
